MEES MODELLING

With the introduction of the Minimum Energy Efficiency Standards (MEES) Regulations, rental properties now require an EPC rating of an ‘E’ band and above. Our MEES modelling service allows landlords to target cost effective improvements tailored to their property.

New laws introduced as a result of MEES in the Private Rented Sector mean that from April 2018, a property with an EPC rating of ‘F’ or ‘G’ will be deemed non compliant and cannot be let within the law.

Our MEES modelling techniques have been developed in-house to identify cost effective improvements tailored to the property and predict the EPC rating by modelling the improvements on a virtual model of the property. Applying this approach a landlord is able to establish the specific requirements for a property to achieve compliance within the regulations, protecting themselves against excessive costs and uncertainty of compliance, thereby ensuring leases can be actioned without delay. In the majority of cases, the cost effective improvements recommended by our MEES modelling service can achieve regulations compliance well below the governments improvement cost-cap of £3,500 (per residential property).

Our diverse experience.

With our considerable experience in the rural housing sector, our surveyors are knowledgeable in the more unconventional fuels and heating systems, that are a necessity away from the gas network of urban areas. Our experience includes the use of alternative fuels from heating oil to biomass, and technologies such as solar water heating, photovoltaics and ground source heat pumps.  Working within this type of housing stock, our surveyors are also more knowledgeable in the more traditional forms of construction and dwelling design of period properties. This is just one example of our diverse experience and knowledge that form the foundation of the quality service we provide.
