A commercial energy performance certificate is required when selling or letting a commercial property. And from April 2018, a commercial rental property will require an EPC Rating within band ‘E’ or above in order to action a new lease.

The EPC will provide an energy rating for a building which is based on the performance potential of the building itself (the fabric) and its services (such as heating, ventilation and lighting). The energy rating given on the certificate reflects the intrinsic energy performance standard of the building relative to a benchmark which can then be used to make comparisons with comparable properties. It is accompanied by a recommendation report, which provides recommendations on how the energy performance of the building could be enhanced and how to reduce CO2 emissions, together with an indication of the payback period.

Qualified and accredited

Our energy assessors are degree qualified building surveyors, which means we can apply a higher level of knowledge of building design and construction to our energy assessments. Holding level 4 diploma qualifications in Energy Assessment, we are able to provide further accuracy to EPC calculations by means of U-Value calculations on individual construction elements. This level of accuracy can be crucial in attaining a target EPC Rating, as with MEES rental regulations.

Our assessors are fully accredited, with Elmhurst Energy, to produce commercial energy performance certificates in England, Wales and Scotland.
